Conducting a valuation for a commercial asset is less like the process of appraising a home, and more like projecting the asset’s financial performance from both macro (e.g. projected inflation over the next 10 years) and micro (e.g. how much can I charge for rent) perspectives. As such, many inputs that go into a financial model are assumptions that CRE professionals make based on extensive research into current and projected market and pricing indicators.

Today, this end-to-end process typically takes 20-25 hours depending on the target asset’s complexity.

The following concept reimagines 95% of the manual valuation process to be replaced by AI-powered recommendations. By simply inputting an address, AI goes to work in analyzing the asset’s factual information along with the aforementioned indicators to produce right-sized assumptions and its final value.

All commercial real estate funds have a responsibility to their investors to report on the value and performance of their portfolios. Asset valuation, therefore, is an essential business activity across the industry that has always been time-consuming and far from real-time.

Just as publicly-traded companies’ values are accessible to investors real-time, the CRE industry is one step closer to a new reality with advancements in AI and machine learning.
